Who We Are & What We Do

What does EVANG do? EVANG is a private real estate investment firm. We help property owners who want to sell their house fast without a public listing. We enter into contracts directly with sellers. Therefore, we offer a private, streamlined alternative to the traditional open market.

Does EVANG buy homes? Yes. We enter the transaction as a Principal Buyer. We sign a standard Purchase and Sale Agreement with you. We may close on the property ourselves, or we may assign our equitable interest (our rights to the contract) to a vetted investment partner. Regardless of the final funding source, your price and terms remain locked in.

Does EVANG have a licensed real estate agent? Yes. The owner of EVANG holds a Massachusetts real estate license. However, the owner acts strictly as an Investor (Principal) in these transactions. We do not act as your agent. We do not represent you. This clear separation allows us to buy your property without charging a commission.

Costs, Repairs, & Process

Do I pay a commission? No. EVANG does not charge a commission. Because we act as the buyer, you avoid the typical 5-6% broker fee. Furthermore, Buyer typically pays the standard closing costs, such as the Massachusetts Transfer Tax (Deed Stamps). This significantly increases your net profit.

Am I required to make repairs before selling? No. We buy properties in “as-is” condition. You do not need to paint, clean, or fix anything. We handle homes with failed Title V septic systems, smoke detector compliance issues, or significant deferred maintenance.

Are inspections required? We do not require a traditional home inspection for our own peace of mind. However, we do require Access Rights. We, along with our partners or contractors, must access the property to validate our scope of work. This access confirms that the asset meets our investment criteria before closing.

How long does the process take? We move faster than the traditional market. If the title is clean, we can often close in 14–30 days. For complex cases involving

Obligations & Expectations

Is there any obligation to move forward? No. You have no obligation until we both sign a written agreement. We encourage you to review our offer and take the time you need.

Should I consult an attorney? Yes. We strongly encourage all property owners to consult with independent professionals. A real estate attorney should review the Purchase and Sale Agreement. If you are selling an inherited home, a tax professional can help you understand the capital gains implications.

Who is this best suited for? Our services are ideal for Massachusetts homeowners who value speed, privacy, and simplicity over the public market. We frequently help with inherited homes, divorce settlements, pre-foreclosure financial pressure, or properties requiring massive repairs.
